NOTICE OF PUBLIC MEETINGS
COMMITTEE OF ADJUSTMENT/ COUNCIL

NOTICE IS HEREBY GIVEN that the following applications under Section 45 and Section 53 of the Planning Act will be heard by the Committee of Adjustment / Council on August 7th, 2018 at 7:00 p.m. at the Hastings Civic Centre, 6 Albert Street East, Hastings / Municipality of Trent Hills:

1. Severance Consent Application B23/2018
22 Garry Street / Kent Street, former Town of Campbellford
The application proposes to create one (1) new parcel, being approximately 66' frontage x 82' deep (vacant land), from approximately 15,246 square feet, for residential building purposes, to be serviced by municipal water and municipal sewer.  The retained portion contains the existing residential dwelling.

2. Severance Consent Application B24/2018
149 Victoria Street, former Village of Hastings
The application proposes to create one (1) new parcel, being approximately 1.6 acres / 100' frontage x 696' deep (vacant land), from approximately 3.71 acres, for residential building purposes.  Any future residential dwelling will be serviced by municipal water and municipal sewer.  The retained portion contains the existing residential dwelling.

3. Severance Consent Application B25/2018
Concession 2, Part of Lot 3, 800 Concession Road 2 West, Percy Ward
The application proposes to create one (1) new parcel, being approximately 9 acres (with the existing residential dwelling and accessory building), from approximately 44 acres.  The retained portion contains an agricultural accessory building, and will be for residential building purposes. Zoning Amendment Application C22/2018 has been submitted in conjunction with this application.

4. Severance Consent Application B26/2018
Concession 14, Part of Lot 7, 65A Lucky Strike Road, Seymour Ward
The application proposes to create one (1) new parcel, being approximately 1.5 acres (vacant land) from approximately 4.79 acres, for residential building purposes.  The retained portion contains the existing residential dwelling.  Zoning Amendment Application C23/2018 has been submitted in conjunction with this application.

The following applications will be heard by Council, following and upon the completion of the Committee of Adjustment meeting noted above.

1. Rezoning Application C21/2018
Concession 7, Part of Lot 4, 84 Front Street West, former Village of Hastings
The purpose of the proposed Zoning By-Law amendment is to recognize the area of one existing parcel, being approximately 50' frontage x 46' deep.  The subject property currently contains an existing structure, which is scheduled for demolition.  The proposed zoning will allow for the construction of a residential dwelling, to be serviced by municipal water and municipal sewer.  The current zoning of the subject land is Community Facility and Environmental Protection.  The proposed zoning will be Residential 1 and Environmental Protection.  All Environmental Protection Zoning will remain in place.

2. Rezoning Application C22/2018
Concession 2, Part of Lot 3, 800 Concession Road 2 West, Percy Ward
The purpose of the proposed Zoning By-Law Amendment is to recognize the creation of one new parcel, being the severed portion of Severance Consent B25/2018, in an approximate size of 9 acres (with the existing residential dwelling and accessory building).  The current zoning of the subject lands is Rural, Agricultural, Environmental Protection and Environmentally Sensitive.  The proposed zoning for the severed portion will be Rural Residential.  The zoning for the retained portion will remain Rural, Agricultural, Environmental Protection and Environmentally Sensitive.  All Environmental Protection and Environmentally Sensitive zoning will remain in place.

3. Rezoning Application C23/2018
Concession 14, Part of Lot 7, 65A Lucky Strike Road, Seymour Ward
The purpose of the proposed Zoning By-Law Amendment is to recognize the creation of one new parcel, being the severed portion of Severance Consent B26/2018, in an approximate size of 1.5 acres (vacant land).  The current zoning of the subject lands is Rural, Environmental Protection and Environmentally Sensitive.  The proposed zoning for the severed portion will be Shoreline Residential and Environmentally Sensitive.  The zoning for the retained portion will be Shoreline Residential, Environmental Protection and Environmentally Sensitive.  All Environmental Protection and Environmentally Sensitive zoning will remain in place.

4. Road Closing ApplicationUnopened road allowance, known as Clyde Street, between #58 Bay Street East and #68 Bay Street East, former Village of Hastings.

Proposed Amendments to the Municipality of Trent Hills Comprehensive Zoning By-law 2010-105 with respect to:

. Allowing Livestock on smaller rural lots;
. Secondary dwelling units; and
. Regulation of storage containers / truck trailers for permanent and temporary storage
