Zoning By-Laws
Zoning by-laws govern the use of land and the placement of buildings on property. Zoning by-laws aim to keep compatible land uses together and establishes common rules for the use of land. To add to, or change the use of property, owners must apply for a zoning by-law amendment. This by-law provides Council and the public the opportunity to consider how the potential new land use fits within the area.
Severance Process
The severance process is similar to the subdivision process but applies to a single lot. It may involve the creation of a lot, the addition of land to an existing lot, or an easement across property. Council and neighbouring property owners have the opportunity to consider the effect of severance and how it fits with the land use policies of the municipality.
Minor Variance Process
A minor variance provides minor changes to zoning by-laws. It usually applies to an already permitted use where there is a special need to place buildings in a certain way. Common examples are building setbacks from property lines where the setback may need to be reduced by a few feet.
Site Plan Control
In the case of large and complex developments or developments near environmentally sensitive areas Site Plan Control is used. Site Plan Control provides for a detailed plan of the development, showing the location of buildings, services, access, walkways, parking, landscaping and how these components relate to surrounding uses. These plans are used to ensure that the development is created as approved and to mitigate impacts.
Subdivision Process
The subdivision process is used to consider the creation of a number of developable lots from a larger piece of property. The process provides the opportunity to Council and the public to consider a number of factors such as need, services, roads, and environment impacts that a subdivision will affect within the community.
