Notice of Pubic Hearing - November 5th, 2024

In accordance with the requirements of the Planning Act, A Public Hearing must be held for each complete Planning Application in order for Council Members to formally hear and receive public and agency comments. The intent of this statutory Pubic Hearing is to receive public feedback and incorporate it into a recommendation report from Planning Staff. There will be no decision made during the Public Hearing to be held on November 5th, 2024 at 6 p.m.

All applications presented at this Public Hearing have been deemed complete by the Municipality's Planning Department.

Zoning By-law Amendments

In accordance with the Planning Act, notice of a complete Zoning By-law Amendment Application must be given at least twenty (20) days before the scheduled Public Hearing.

Two (2) Zoning By-law Amendments will be presented at the scheduled Public Hearing.

  1. Zoning By-law Amendment C19 2024, Notice Of Public Hearing (Robert Morden)
    The Zoning By-law Amendment application proposes rezone the property from Rural (RU) to the Special Rural Residential Zone (SRR). The Application also proposes to amend By-law 2022-120, which introduced specific provisions for Existing Undersized Lots in R.D Plans, but also prohibited any development in RD Plan 104. The Zoning By-law amendment will create a site specific exception, permitting the development of a single detached residential dwelling on Part 103.
  2. Zoning By-law Amendment C20 2024, Notice Of Public Meeting (Jeff And Erin Pettey)
    Zoning By-law Amendment C20/2024 is subsequent to Severance Consent Application B29/2024, the details of which can be found in the following section. the purpose and effect of the proposed Zoning By-law is to recognize the creation of one (1) new parcel, being approximately 4.45 hectares (11 acres), with existing surplus residential dwelling and outbuildings. The proposal seeks to rezone the newly severed lot to the Rural Exception No. 90 (RU TH-105-90) Zone, to acknowledge the reduced lot size. The retained portion will be rezoned to the Agricultural Exception * (A-TH-105-91) Zone, in which no residential building permit(s) shall be issued. All Environmental Protection (EP) and Environmentally Sensitive (ES) Zones shall remain in place.

Severance Consent Applications

In accordance with the Planning Act, notice of a complete Severance Consent Application must be given at least fourteen (14) days before the scheduled Public Hearing.

One (1) Severance Consent Applications will be presented at the scheduled Public Hearing:

  1. Severance Consent Application B29 2024, Notice Of Public Hearing (Jeff And Erin Pettey)
    Severance Consent Application B29/2024 proposed to create one (1) new parcel, being approximately 4.45 hectares (11 acres) with an existing surplus residential dwelling and outbuildings from approximately 46.13 hectares (114 acres). The retained portion, being approximately 41.68 hectares (103 acres) will merge with the adjacent parcel to the east to create an overall retained parcel of 122.62 hectares (303 acres), containing an existing residential dwelling and outbuildings. Zoning By-law Amendment C20/2024 was submitted in conjunction with this application.
