Notice of Public Hearing(s): August 6th, 2024

In accordance with the requirements of the Planning Act, a Public Hearing must be held for each Planning Application in order for Council Members to formally hear and receive public and agency comments. The intent of this statutory Public Hearing is to receive public feedback and incorporate it into a recommendation report from Planning Staff. There will be no decision made during the Public Hearing to be held on August 6th, 2024 at 6 p.m.

Three (3) Severance Consent Applications will be presented at the schedule Public Hearing:

1) B16 2024, Notice Of Public Hearing (Orazio Civello)

Severance Consent Application B16/2024 proposes to create a registered easement along the property line to allow for vehicular access to the water. The registered easement will allow both property owners to maintain the waterfront portion of their properties.

The two subject properties have historically allowed access to a shared strip of land between their properties for vehicular waterfront access. The owners wish to formalize this shared access in the form of a registered easement.

2) B17 2024, Notice Of Public Hearing (Wayne Johnston)

Severance Consent Application B17/2024 consists of 2 parts, as follows:

    1. The Severance Consent Application proposes to create one (1) new parcel, being approximately 0.51 hectares (1.26 acres) of vacant land. The proposed severed parcel will merge with the adjacent parcel to the east, located at 1120 County Road 8, for the purposes of additional parking and storage for the existing commercial use on the adjacent lands.
    2. The Severance Consent Application proposes to create an easement for access to the existing well, currently used by the property located at 1120 County Road 8. This adjacent commercial use has historically used the subject well, and has requested legal access through a registered easement.
3) B18 2024, Notice Of Public Hearing (Jordan Nicholson)

Severance Consent Application B18/2024 proposes to create one new parcel, being approximately 10.9 hectares (27 acres) of vacant land. The proposed severed parcel will merge with the adjacent parcel located at 7177 County Road 50 (with existing residential dwelling and outbuildings), as a condition of a real estate transaction. An existing agricultural operation will continue to operate on the benefitting property, with an overall proposed size of approximately 17.1 hectares (42 acres).

The retained portion, being approximately 36 hectares (89 acres), is currently vacant land. The subject parcel is eligible for a residential building permit.

The subject applications appear to be complete, and satisfies the requirements of Section 53 of the Planning Act.
