Notice of Public Meeting/Pubic Hearing - December 3rd, 2024 (2 of 2)
In accordance with the requirements of the Planning Act, A Public Hearing/Public Meeting must be held for each complete Planning Application in order for Council Members to formally hear and receive public and agency comments. The intent of this statutory Public Hearing/Public Meeting is to receive public feedback and incorporate it into a recommendation report from Planning Staff. There will be no decision made during the Public Hearing to be held on December 3rd, 2024, at 6 p.m.
All applications presented at this Public Hearing/Public Meeting have been deemed complete by the Municipality's Planning Department.
Minor Variance Application
In accordance with the Planning Act, notice of a complete Minor Variance Application must be given at least ten (10) days before the scheduled Public Hearing/Public Meeting.
One (1) Minor Variance Application will be presented at the schedule Public Hearing/Public Meeting:
- Minor Variance Application A03/2024 (Vanessa Archer)
The application seeks relief from Comprehensive Zoning By-law 2010-105 Section 7, Table 2 - Provisions of Residential Uses. The applicant seeks relief from the Interior Side Yard provision, which requires a 3-metre setback from an interior side lot line. The applicant is instead proposing a 1.2m setback to allow a reconstruction of the existing dwelling to be located further away from the floodplain of the Trent River. The floodplain covers the northern portion of the property towards the waterfront, as well as a portion of the area to the west of the existing structure. The applicant is proposing to move the structure further to the east to avoid this area. The existing dwelling on the subject land has an interior side yard of 1.3 to 1.4 metres and would be considered legal non-complying under the Zoning By-law. The application has been circulated to the Lower Trent Conservation Authority for formal comment on the proposed application.
Severance Consent Applications
In accordance with the Planning Act, notice of a complete Severance Consent Application must be given at least fourteen (14) days before the scheduled Public Hearing/Public Meeting.
Two (2) Severance Consent Applications will be presented at the scheduled Public Hearing/Public Meeting:
- Severance Consent Application B30/2024 (Robert Essex & Kyle Elieff)
The application is a Consent for Technical Purposes (Lot Addition) to create one new parcel, being approximately 167.22 square metres in size. The proposed severed parcel will merge with the benefitting parcel located at 130 Maple Street with an existing dwelling in order to provide legal road frontage and road access. Currently, the benefitting parcel is landlocked, though a maintained municipal road is located on the proposed severed parcel that the owners currently use to access their property. The exact details and dimensions of the lot to be added to the benefitting parcel will be determined by the Registered Ontario Land Surveyor (OLS). - Severance Consent Application B31/2024 (Jack and Darlene Delorme)
The application is a Consent for Technical Purposes, as it seeks to recreate the original lot line between two parcels that merged due to falling under the same name on Title. The proposal seeks to create one (1) severed parcel, being approximately 0.44 hectares (1.09 acres) in size. The retained parcel would be approximately 0.43 hectares (1.07 acres) in size. Both the severed and the retained parcel have existing dwellings used by the applicants. No further development is anticipated to occur on the subject lands.
Due to the presence of a floodplain and environmental features, access to the severed parcel will be through an easement on the existing shared driveway. The application has been circulated to Neil Allanson, Manager of Roads and Urban Services, as well as the Lower Trent Conservation Authority for comment.
